How AI search picks your real estate agent

When a buyer or seller about to write the biggest check of their life asks ChatGPT, Perplexity, or Gemini "find me a real estate agent near me," the assistant doesn't pick at random — it reads what's findable about every agent in town and names the ones it can describe with confidence. Here are the seven real-estate-specific things it reads, and how to fix each one yourself. No one can promise you a recommendation. But every one of these is fixable by you, for free.

01

A page for every transaction type and neighborhood, not a single "about me" page"Best agent for first-time home buyers," "sell my condo in Allentown," "relocating to Easton realtor," "sell a house with acreage" — assistants match these exact queries to real pages. A one-page site with your headshot, a tagline, and a phone number is not a match for any of them. One focused page per transaction you genuinely take on — first-time buyers, sellers, condos, relocations — plus pages for the neighborhoods you actually serve, is the highest-leverage visibility work an agent can do.

02

Buyer and seller wording the way they actually type it"How much house can I afford on $90k," "what does it cost to sell a house in 2026," "should I buy or rent," "who pays closing costs," "is 6% commission still normal" — real-estate searches are research searches, and they start months before anyone picks up the phone. If you write like a listing flyer ("I deliver white-glove service") instead of like your client ("do I need an agent to buy new construction"), the assistant has nothing to match. Quote the questions your real clients ask you, in their words, on real pages.

03

Compensation in plain textSince the 2024 NAR settlement, buyer-broker compensation can no longer be advertised on the MLS — which means your own website is now the place an assistant reads how you get paid. Publish it plainly: how your seller fee is structured, how buyer representation is handled, and what happens if the listing side offers nothing to the buyer's agent. The assistant quotes the compensation terms that exist in text; yours should exist. An agent whose fee page the assistant can read is an agent it can describe without guessing.

04

License, market stats, and sold history as quotable facts"Licensed realtor near me" is a trust query assistants can only answer from agents who wrote it down. Publish your license number, your brokerage, and the MLS you belong to — then go further: your average days on market, your list-to-sale price ratio, your total sales volume, and concrete recent sold examples with neighborhood and timeframe. Stats the assistant can quote are stats it can use to distinguish you from the agent whose site only says "top producer."

05

Reviews that name the transaction"She sold our three-bedroom ranch in nine days, $12k over asking, and walked us through the inspection drama without panicking" is the trust signal machines lean on. "Great agent!!" tells nobody anything. Ask satisfied clients, and make it easy — a short link or QR code at closing. A steady trickle of transaction-specific reviews beats a burst of five-star one-worders, and assistants read the words, not the star count.

06

Your process described in wordsThe biggest fear in a home sale or purchase is the unknown: "what happens after I sign the listing agreement?" Publish the sequence — pricing analysis, photography and staging, listing and marketing, showings and feedback, offers and negotiation, inspection and appraisal, closing-day logistics — plus how often you communicate, how you handle multiple offers, and what the seller should expect week by week. The agent whose process reads like a plan is the one the assistant can describe with confidence.

07

Real listing photos, town-by-town coverage, and honest availability"Realtor in Hellertown" only matches pages that actually say Hellertown. Pair real photography from your own listings — not stock houses — with a stated coverage area, a real list of towns and neighborhoods consistent with your Google Business Profile, and honest availability: taking new buyers now, accepting one new listing this month, or booked through the season. Stated availability reads as professionalism; silence reads as either inactive or desperate.

Quick answers

Can ChatGPT recommend my real estate business?

No. There is no paid referral slot, ad setting, or profile trick that buys a recommendation — and anyone selling you one is selling fiction. Assistants name the agents they can find, read, and trust. This page is about making that information easy to find.

My business runs on referrals. Isn't that enough?

Referrals are invisible to assistants. And a home sale is the biggest check most people ever write — after the referral arrives, the client runs a "second opinion" search: "best realtor near me," "is 3% commission fair," "agent reviews." Whoever has real neighborhood pages, stated compensation, and transaction-named reviews gets named. Referrals get you shortlisted; published facts keep you on it.
